JAI has been building “New Homes” for decades. We have never build spec homes and never participated in large sub divisions requiring fancy, furnished model homes all gathered around a cul du sac where many builders compete for sales. That is not what we do.
We do however build very fine, unique, custom homes for clients that want a home that no one else has. One that is actually designed and strategically placed on a property that takes into account factors that many architects, designers and builders don’t understand and are not trained in. With an extensive background in “Passive Solar” design and home orientation we are more sensitive to the overall effect of the environment, location of the sun, placement of trees, overhangs, widow sizing and location and how these factors will affect the function, comfort and efficiency of the home. The principles of Passive Solar design in colder environments are simply reversed in hotter, more humid environments
In other words we don’t simply take a standard model home and stick it on a lot with the main glass area facing west with no overhangs or trees to provide shade! And then add tons of air conditioning to try to keep it cool! Home orientation is not rocket science but all too often ignored.
Our main area of building activity is high end, waterfront communities, most of which are densely populated as you can imagine. Therefore many of the custom homes we build require tearing down the existing structure. We do however make every effort possible to remodel existing homes before we inadvertently tear them down because we have found that in many situations it is more cost effective and much more environmentally friendly to remodel rather than tear down.
We are FEMA experts and specialize in waterfront construction. FEMA is the “Federal Emergency Management Act” that regulates all construction in flood plains. It is very complicated and must be understood and addressed prior to any and all waterfront construction.

Three story mansion on the water in Indian Rocks Beach
We started with a tiny shack on a perfect lot on the water. This was one of the rare situations that did not allow us to simply remodel the existing home for two main reasons: One, the property was on the water in a flood zone requiring raising the structure more than would be reasonably practical with the existing structure and two, the original structure was in very bad condition. It was basically a shack. So with no other options we designed the perfect home to fit the property and take into consideration the owners needs and wishes, the water views, the neighboring structures and even the prevailing breezes. It turned out to be the perfect fit and resulted in very happy customers…again.

Southern Sarasota waterfront masterpiece
It doesn’t always work out that way but the existing conditions again made it mandatory to tare down and build new in this situation. The original home was in very bad condition and too difficult to bring into compliance with the FEMA (flood plain) requirements. This home os a study in “attention to Detail”. Look at the beautiful finish detail work in this masterpiece.
